The responsibilities of being a tenant with Dot Dot Dot

We expect all of our residents to carry out at least 16 hours a month of voluntary work, just as our property guardians do.

We are looking for the best residents. We will seek to house those who we believe will make the most effort and impact, and who will be great neighbours to those living around them.

All of our properties are explicitly in between long-term uses, so we will expect our tenants to be looking out for issues relating to the property and surrounding area, reporting maintenance and anti-social behaviour issues to us.

Rooms in a 2-bed flat and a 3-bed maisonette in the Aberfeldy Estate in Poplar (E14).

Prices from £409 per room per month, excluding council tax and utilities. This is a significant saving compared with local alternatives.

Under the hood: How tenancies fit in with our mission to create more housing

Dot Dot Dot is a social enterprise with a big idea at its heart – to make the most of places in transition. Since being founded in 2011, we have delivered on this promise by providing a uniquely well-managed and socially conscious property guardian service throughout England.

We have filled a gap in the housing market by providing housing with substantial cost savings for flexible people who are prepared to contribute to good causes through volunteering. This has led to a virtuous circle of benefits for property guardians, owners of empty properties and the wider community.

With some buildings becoming available for longer periods – measured in years rather than months – we are now starting to offer Assured Shorthold Tenancies (ASTs). We believe that property guardianship is the appropriate option in some contexts, especially where the length of availability is uncertain or known to be short and we have proven that property guardianship can be done differently and responsibly. However, when we know that a building will be in between uses for a year or more, we are in a position to offer residents more long-term security than a property guardian can expect. And that is how ASTs fit in.
