The properties

We have a range of 1-bed, and 1.5-bed self-contained flats. The properties consist of a spacious living room, kitchen, bathroom and double bedroom. The 1.5-beds have a double bedroom and another room to use as a study, studio or for storage.

Outdoor space

Some of the townhouses have private gardens and balconies at the back of the properties, while many also have green space at the front – perfect for enjoying your morning coffee and breakfast.

The wide open spaces of Southmere Park are a short 10 minute stroll, and within half an hour’s walk you can reach Crossness Nature Reserve. If you head in the opposite direction, a walk through Lesnes Abbey Woods Local Nature Reserve will leave you feeling far away from the hustle and bustle of the city.

The local area

Within 10 minutes’ walk you’ll reach a large Lidl and Sainsbury’s, as well as Thamesmead Gym, Abbey Wood surgery and dental clinics, a chemist and Thamesmead Library. Top picks for the local area are The Taproom just off Station Way, Woolwich, offering craft ales and stone baked pizzas and Fusion Woolwich for fresh Chinese food made to order. There’s also French artisan bakery and patisserie, Boulangerie Jade on Major Draper Street and Dial Arch, a lovingly restored 18th century armoury now serving craft ales and gastro bites.

Volunteering opportunities

Making a difference to the local and wider community is what we’re all about, and Dot Dot Dot guardians volunteer at least 16 hours every month for good causes. In Abbey Wood, you can volunteer at Crossness Engines. The site is a historic victorian pumping station that provides educational days out for school children as well as preserving an important piece of history. A mix of gardening, event coordination and more specialised volunteering are all welcome.

I’ve found being a property guardian really freeing. I get to decorate the space how I want. My flat is still a work in progress. Being able to enjoy my living environment is really important - I spend so much time here. I want the space to reflect who I am as a person, and with Dot Dot Dot I get to do that.

Licence fee review

Dot Dot Dot undertakes a licence fee review every twelve months. Broadly, any increases will be based on the rate of inflation at the time of review, but they will also take into account any specific changes in our costs or in the local market. We also look at changes to council tax rates and utilities. Current guardians will be given at least two month’s notice before their licence fees change and new guardians will not face changes for at least six months.
