The properties
This bright, characterful building houses 13 bedrooms across three floors. The rooms come complete with their own sinks and built-in storage. Each floor has it’s own dedicated furnished kitchen and living room for socialising with your fellow guardians. There are shared shower and toilet facilities on each floor.
Outdoor space
The property is located in central Croydon, however there’s no shortage of green space close by. Wandle Park is just around the corner and great for a quick lunchtime walk, with paths, sports facilities and occasional community events. Lloyd Park offers peaceful gardens and even has a small museum to explore. And if you’re up for a weekend adventure, the Surrey Hills – an Area of Outstanding Natural Beauty – is within easy reach for longer walks and fresh air.
The local area
The area’s multicultural heritage shines through its diverse dining scene, with standout restaurants like Bagatti’s for Italian cuisine, Saffron for Indian dishes, The Treehouse for contemporary British fare, and Anabella’s Kitchen for Caribbean flavors.
Culturally, you’ll find the historic Croydon Minster, the David Lean Cinema, and the RISE Gallery showcasing emerging artists. The area regularly hosts street markets and festivals that bring the community together. Volunteering opportunities
Making a difference to the local and wider community is what we’re all about, and Dot Dot Dot guardians volunteer for 12 hours every month for good causes. You could get involved with initiatives like Croydon Night Watch which provides support to people sleeping rough. Or if you love the outdoors, you could volunteer with Friends of Wandle Park to help conserve the local park.

Licence fee review
Dot Dot Dot undertakes a licence fee review every twelve months. Broadly, any increases will be based on the rate of inflation at the time of review, but they will also take into account any specific changes in our costs or in the local market. We also look at changes to council tax rates and utilities. Current guardians will be given at least two month’s notice before their licence fees change and new guardians will not face changes for at least six months.
