Our core mission is to help improve lives during a housing crisis. To do this, we work with property owners to unlock the potential of their empty buildings and resources, and give them a brand new purpose. The people we house to secure your buildings, the guardians, benefit from a cheaper alternative to the private rental market, and property owners get security and friendly neighbours in the communities they work in.

What makes Dot Dot Dot different?

Unlike other property guardian organisations, we use a volunteer-based approach. That means we only house people who want to volunteer for good causes. Each month, our guardians give 16 hours of their time to a charity of their choice. We’re extremely proud that, since we started in 2011, Dot Dot Dot guardians have contributed the equivalent of £6 million to the voluntary sector.

We believe that socially conscious, responsible and helpful people make the best guardians. They look out for their neighbours, report ASB and keep the properties and surroundings neat and tidy. Many of our guardians volunteer in the local area, helping your community to thrive.

We mobilise properties and guardians quickly, requiring just 32 days’ notice to hand an asset back. We can work around your plans, even when they change, and you don’t have to make long-term commitments.

  • Stakeholder relationship management and corporate social responsibility (CSR)

To ensure the sensitive handling of meanwhile projects, we support relationships with stakeholders, including neighbours, the wider community and planning authorities. We can also offer tailored CSR support on communicating the social impact Dot Dot Dot guardians make, so you can spread the word too.
