How to become a property guardian
Being a property guardian is different from renting privately, and the process to become a Dot Dot Dot guardian reflects this.
Our application process
- Attend our virtual ‘Introduction to Dot Dot Dot’ session so that you can make an informed decision about whether guardianship is for you.
- We’ll send you an online application form to fill out after this session
- If successful, you’ll be able to book onto our group property viewings
- Let us know if you’re interested in a particular property
- Complete a telephone interview with us
- If successful, we will offer you the property and complete an advanced credit and reference check performed by third-party provider, LetHQ
Our eligibility criteria
Applicants must:
- Be aged 18 or over
- Live without any children under 18
- Live without any pets or animals
- Demonstrate an annual income or savings of 30x the monthly licence fee
- Have the right to rent in the UK
- Provide a solid move on plan for when you are given 28 days’ notice to leave the property
Things to consider
Being a property guardian is not the same as renting in the private sector. To keep properties safe and secure for our property owners some of our rules include:
- No smoking or vaping inside your property
- No candles or naked flames, including gas appliances and incense
- No children under 18 are allowed to stay overnight at the property
- No pets in the property
- No parties, and no more than three guests over at once
- Written permission is required if you are planning a trip away for longer than 14 days
- Respond to all communications from us within two days, or more quickly if urgent
