Dot Dot Dot is an award-winning social enterprise and a different kind of property guardian company.
Founded in 2011, Dot Dot Dot stands for property guardianship done in a way which serves the interests of property owners, property guardians and local communities.
On behalf of owners, we take good care of buildings that would otherwise be empty. We provide guardians with good quality housing which is much more cost effective than the private rental market. And we make a positive difference to communities by ensuring our guardians are great neighbours who volunteer for good causes while preventing the blight that empty buildings cause.
Dot Dot Dot is a social enterprise. This means that we are a business that is set up to address social or environmental needs – our commitment to making communities safer and stronger is at the heart of everything we do. You can read more about our values here.
Dot Dot Dot is the first property guardian company to publish in full our detailed standards. Our standards explain what applicants for housing and property guardians can expect from Dot Dot Dot, and the safety standards to which we manage properties.
In 2017 we have worked with other responsible property guardian organisations to publicise the legal minimum standards all property guardian companies should comply with – standards which we at Dot Dot Dot already consistently meet or exceed. The legal experts, Giles Peaker of Anthony Gold Solicitors and Mr Arden QC of Arden Chambers, have compiled a thorough outline of the laws as they relate to property guardian companies. This document is now in the public domain and we believe all parties involved in empty buildings will benefit from an accurate understanding of the law.

We collect, process and store information about guardians, potential guardians, clients, staff and other stakeholders in order to carry out our core functions of property guardian management, property management and human resources. Our impact on the environment
Reducing our impact on the environment is important to us at Dot Dot Dot. We work to reduce the climate impacts of our office, through measures including recycling, and cycling or taking public transport to meetings and to our properties. We also work with our guardians to help them to live as sustainably as possible by providing local information about opportunities to recycle and reuse, to reduce water use and to reduce energy use.
