The steps to becoming a Dot Dot Dot guardian

Step 1: Attend a virtual ‘Introduction to Dot Dot Dot’ session

You’ll need to attend a virtual Introduction to Dot Dot Dot session before you can complete an application form. This is a great way to get a basic understanding of whether the property guardian lifestyle is for you or not. Book now. We run three to four of these sessions a week.

Over the course of thirty minutes, a member of our team will guide you through key information on being a Dot Dot Dot property guardian and answer any questions you may have. We run three to four of these sessions a week.

Step 2: Apply online

You’ll then need to complete an online application form which should take around 10 minutes.

Please have ready to upload:

  • proof of identification (passport or driving licence and birth certificate)
  • proof of visa/right to reside, if you are a non UK citizen

We’ll ask you for basic information about your housing preferences, employment and salary/savings, and your interests around volunteering. We’ll also need contact details for two referees.

Step 3: Attend a property viewing

We’ll be in touch with twice-weekly emails to let you know about viewings for available properties in your preferred locations. These group viewings take place in person at the property.

Step 4: Express your interest and send us further information

If you like the property you’ve seen, you’ll fill out our online expression of interest form, which we’ll send to you after the viewing. We’ll also ask you to upload three month’s worth of bank statements, or details of your savings. At this point we will assess your financial suitability for the property – guardians need to have an annual salary of at least 30x their monthly licence fee.

If you are successful at this stage, you’ll be asked to book in a 20 minute matching call with us. For our most popular properties, we may need to limit the number of call slots we make available to applicants. Sending us your correct and full financial information means that you will have a better chance of booking one of the first matching call slots available.

Step 5: A call to assess your suitability for guardianship

During the matching call, a member of our team will run through the different aspects of guardianship with you – this includes the rules and regulations, volunteering, and the need to have a move-on plan. Being a property guardian isn’t for everyone and we want to make sure that you will be happy living in one of the properties we manage.

Step 6: Attend a sign-up meeting

If you are offered the property after your matching call we’ll arrange a provisional date for a sign-up meeting. Once we receive your refundable security payment, the first month’s licence fee and successful references, we’ll confirm the date for your sign-up.
In this virtual meeting, we will go through your licence agreement (the housing contract you will sign with Dot Dot Dot) and our guardian handbook. You’ll also be asked to create a Direct Debit to pay your monthly licence fee.

We’ll then arrange a day for you to visit our office and pick up the keys to your new property!
