The homes
These well-kept homes in Ham range in size from studios to 3-bed maisonettes. The studio flats have spacious bedrooms with a separate kitchen and bathroom. The larger homes have plenty of storage – some bedrooms even have walk-in wardrobes!
Outdoor space
The homes are set on a common with plenty of green trees, grassy areas and a small park with outdoor gym equipment. Take a 15 minute walk and you’ll reach Teddington Lock. From here you can start a number of walking routes along the River Thames. 20 minutes in the other direction, you’ll find one of the eight Royal Parks, beautiful Richmond Park. Across its 2,500 acres, there’s plenty to explore including some of the prettiest cycle trails in London. You can also spot the famous Park deer.
The local area
The homes in Ham neighbour local delicatessen, Hansel & Pretzel. With coffee and delicious German pastries on offer, this is the perfect place to pick up Sunday morning breakfast. Also nearby, Swiss Bread Bakery & Café is a unique lunch spot serving gourmet cheese toasties and cakes.
A 20 minute walk away is Ham House, a National Trust property. Its gardens are the perfect picnic spot for a sunny afternoon, and inside the house is a collection of 17th century art and furniture. Richmond high street is accessible by bus. Possibly one the most picturesque towns in London, nearby Richmond is home to The Prince’s Head (the pub featured in the Apple series Ted Lasso!). You can also visit Richmond Theatre if you’re a fan of ballet, comedy or musicals.
Volunteering opportunities
Making a difference to the local and wider community is what we’re all about, and Dot Dot Dot guardians volunteer at least 16 hours every month for good causes. There are plenty of volunteering opportunities in Ham and the surrounding area. Ham and Petersham SOS is always on the lookout for volunteers to join their befriending service. SPEAR is an organisation that helps tackle homelessness in the area. You can use your unique skills to create change at their frequent health and wellbeing days.

Licence fee review
Dot Dot Dot undertakes a licence fee review every twelve months. Broadly, any increases will be based on the rate of inflation at the time of review, but they will also take into account any specific changes in our costs or in the local market. We also look at changes to council tax rates and utilities. Current guardians will be given at least two month’s notice before their licence fees change and new guardians will not face changes for at least six months.
