The properties

Our 1 bed flat consists of one double bedroom, a living room, kitchen, bathroom and private garden. Our studio has a spacious open plan living space, including kitchenette, plus separate bathroom. Both properties come complete with a fridge, oven and washing machine.

These two properties sit parallel to Hyde Park and Kensington Gardens, providing immediate access to over 600 acres of parkland and scenic walking paths. For a quiet waterside stroll, the tree-lined canals of Little Venice are just a short walk away, offering plenty of room to unwind and escape the hustle and bustle of city life. Volunteering opportunities

Making a difference to the local and wider community is what we’re all about, and Dot Dot Dot guardians volunteer at least 12 hours every month for good causes. In Paddington, you could volunteer with Grand Junction, a venue for arts, culture, and community. They create and present an eclectic programme of music, arts, and heritage for young people, families, and adults, supported by volunteers.

As guardians, we’re not just here to live, we’re here to help. There’s a sense of responsibility, we look after the buildings and look out for the local community. That’s what being a property guardian is all about."

Licence fee review

Dot Dot Dot undertakes a licence fee review every twelve months. Broadly, any increases will be based on the rate of inflation at the time of review, but they will also take into account any specific changes in our costs or in the local market. We also look at changes to council tax rates and utilities. Current guardians will be given at least two month’s notice before their licence fees change and new guardians will not face changes for at least six months.
